In the community of Northridge sits a 1959 Palmer &
Krisel neighborhood called Northridge College Estates. There’s a pretty good
mix of Krisel-deigned homes there with a variety of rooflines, including the
much-coveted butterfly roof. This home is priced at $619,000 and holds 4
bedrooms and two bathrooms in 1,659 square feet.
There’s a lot of opportunity to bring the midcentury back
into this modern home. The home sits on a 14,000+ square-foot cul-de-sac lot
with lots of room for potential. The front of the home has great curb appeal, with
a beautiful rock accent wall and striking clerestories. Not visible in the
pictures are the ‘floating’ front and rear fascia boards – another Krisel
signature design – in which the front fascia boards project from the front of
the home +/- 2 feet to create unique shadow lines.
Inside features signature Krisel wood-beamed ceilings, rear
walls of glass, clerestories and a spectacular stone wood-burning fireplace. Other than these items and some built –in storage
cabinets, there’s not much original left on this home, making it a great rehab
opportunity. The kitchen in its current state doesn’t quite fit the space
properly (those lower cabinets don’t quite extend to edge of the windows they
sit under) and the bathrooms, while nice for the late 1990s, aren’t the best
fit for a midcentury modern such as this. The wood floors add warmth, but a
polished concrete slab would really compliment the mid-mod vibe of this home
better.
The attached garage is unfinished but fairly original, sans
the sunburst garage door. A simple replacement of the garage door to an
opaque-glass panel or a simple flat panel would do wonders for the curb appeal
of this home, along with replacement of the front door. Out back there’s
nothing but untapped potential to make this home built for indoor-outdoor
living a spectacular showplace. This is a great restoration opportunity in a really neat neighborhood.
