For those with a passion for fixers, Bermuda Woods in Reseda
has a great offering. This 1955 Palmer & Krisel midcentury modern home built by Dunas, Greene & Swidler features four bedrooms and two bathrooms
in 1,296 square feet and sits on a nearly 7,000 square-foot corner lot. The
asking price is $400,000 – a little high for the amount of work the home needs,
especially when compared to the nearly identical home on Cantara
Street we featured on the 31st for the same price.
There’s not a lot of visual images provided for this home,
and even the listing agent is pretty frank about the level of attention this
home needs, humorously stating “Sometimes, a property just calls out for
attention. This one is speaking loudly!”
Former carport. Doorway leads to breakfast nook at front of home, at the end of the kitchen. |
This home once had an attached in-line two-car carport, a somewhat
rare feature. Most Palmer & Krisel homes both in this neighborhood and
those built elsewhere in the mid 1950s tended to have a detached parking
structure, either to the side, front or rear of homes; seldom was the covered
parking built in-line with the home. While the carport has been enclosed, most
likely the work was done without permits as the additional gains in square
footage (+/- 400 square feet) are not reflected in the listing square footage of the home, which still reflects its original 1,296 square feet..
Original stacked brick fireplace |
Dining area at back of home; doorway to the right leads to kitchen |
The living and dining areas are at the back of the home; the
kitchen is on the north side of the home adjacent to the former carport while the bedrooms are on the south side of the home. From the few photos that were provided,
we can see that the signature Krisel fireplace is still intact in the living
room, consisting of white-painted stacked brick. Those with a keen eye will
note this is the same floorplan (different elevation) of the home on Cantara
Street that we featured on Friday.
Kitchen |
Kitchen - looks like flippers got to this! |
The original open, beamed vaulted ceilings are still in
place and other than the enclosed carport the floorplan essentially appears the
same as original. Google maps tells us that one set of the original clerestories
are still intact one of the two bedrooms bordering the south side of the home. The
kitchen looks like it has been attacked by flippers, as it features granite counters,
big-box store basic cabinetry and stainless steel appliances.
Large pool & covered patio for entertaining in backyard |
The backyard consists mainly of a large swimming pool (water
not included), concrete patio space and a full-length covered patio. There’s a
lot of work needed here, but once complete this home, like all Krisels, could
really shine bright and with huge pool and patio, will be perfect for entertaining.
