Located in northern Paradise Palms is this 1,215
square-foot Palmer & Krisel-designed home built by Paradise Homes in
1962. Situated on an 8,700 square-foot lot, this home features three bedrooms,
two bathrooms and a one-car garage with an asking price of $154,900.
This is the Paradise Palms Model 2, which originally would
have included a two-car carport and features the kitchen, living and dining
rooms along the north side of the home, while the remaining three bedrooms are
located on the sun-filled south side of the home.

Original floorplan and Krisel rendering |
The front of the home retains essentially the original
Krisel lines of the home, with the front gate adjacent to the garage door
leading visitors through a small courtyard to the front door on the south wall
of the home. The master bedroom and bathroom is just off the entry sited at the
front of the home. The master bathroom still features the original
cream-colored marble vanity and white American standard sink, while the master
bedroom features its original signature Krisel four-pane floor-to-ceiling window
and obscured glass clerestories.

The living room shows somewhat cluttered, due to the scale
of furniture in the room, but features walls of glass overlooking the backyard
patio area. The modernist Krisel full wall fireplace and hearth occupies the west
wall of the living room, serving as an anchor for the space and slightly obscured
by the added mantle and arched fireplace screen. The original lighting soffit
spans the full length of the living room and adds a sense of depth and height
to the room.

Living Room & soffit |
The kitchen sits at the center of the home and features
mostly original cabinetry, including original floating cabinets above the
cooktop, and has updated appliances. The family room has been converted into a
large dinette with a large built-in diner-style booth. The secondary bedrooms
share a jack-and-jill style bathroom, and like the master bath still features
the original cream-colored marble vanity and white American Standard sink.

The original carport out front has been converted to a low-ceilinged
single-car garage, but with a little retrofitting would look sharp with a
full-width Clopay opaque glass and
aluminum garage door, or restored back to the original open carport. The
front yard has been fenced in with a hefty block and metal bar-style fence, and
removal of this fence and restoring the intended open appearance of the front
yard will create less division between home and street, spatially opening up
the yard and allowing for a suiting modernist makeover. Imagine how great that
yard would look with an architectural Palm Springs-style xeriscape.

Backyard |
There’s a large covered patio off of the family room, which
overlooks the wide north-facing side yard. The remainder of the backyard is
grassy with an assortment of fruit trees and vines. The current asking price of
$154,900 seems somewhat on the high side for the area; however, when compared
against the $400K+ other 1,200 and 1,300 square-foot Palmer & Krisels in southern California this home definitely
seems like a bargain waiting for that fitting midcentury makeover.
