Relatively new to the market is this north Long Beach, CA
Palmer & Krisel-designed home built in 1955. Recently the recipient of a
renovation, this midcentury home includes three bedrooms and two bathrooms in
1,200 square feet, a two-car garage and an in-ground pool all on a 6,000
square-foot lot with an asking price of $447,000.

Front of home |
Recently the recipient of a major cleanup and renovation,
the front of this home features a grassy south-facing front yard with a pair of
mature trees providing shade and passive cooling to the home. The service porch
between the formerly detached two-car garage has been enclosed, and the square
footage of the home still reads as the original 1,200 feet, indicating that this
addition was not installed with building permits.

Living room and former fourth bedroom |
The home was originally built as a four bedroom home with a
floor plan similar to what we’ve seen in Valwood Estates, however over time the
demising wall between the living room and rear middle bedroom has been removed,
to create a larger living room space. The signature Krisel stacked-brick
modernist fireplace has unfortunately been drywalled and tiled over, with an
overly ornate mantle added to erase any vestige of modernism once found here. Hopefully
the bricks underneath are still in decent condition and can one day be
restored.

Kitchen |
The original kitchen has been relocated to the former
outdoor space that was once the service porch, now enclosed with a flat
ceiling. The kitchen is en-trend, with mosaic tile backsplashes, white shaker
cabinets, sleek door pulls, composite counters and stainless steel appliances. The
addition now provides direct access to the garage, which is an added convenience
to homeowners.

The three remaining bedrooms are all diminutive in size, one
of the drawbacks in this model that often leads to rooms being combined with
one another. Both bathrooms have been updated in a style similar to the
kitchen, with composite counters, shaker counters and mosaic tile accents.

Diving pool and backyard |
The backyard holds a small diving pool and some aging
concrete pads that appear to have drainage issues. The rest of the north-facing
backyard is a blank slate, ready for a water-conserving makeover.
While this home has been fully remodeled and much of the original
detail has been removed, it’s a great opportunity to own a move-in ready Palmer
& Krisel without having to do much – except for permitting that addition, fixing
the drainage issues out back and finishing the backyard landscape – but still,
Redfin predicts it’ll be a hot seller and not last long.
