For the second day in a row a near perfect vintage midcentury
time capsule Palmer & Krisel is for sale, this time built in 1956 in North
Hills, CA. With four bedrooms and two bathrooms in 1,828 expanded square feet
and a two car garage, this home sits on a 7,500 square-foot lot with a large
in-ground pool and carries an asking price of $569,000.
The exterior of the home reflects only three conspicuous
updates over the years; the original garage door has been swapped out for a
sunburst door, a small cover with a brick column has been added at the entry,
and the natural stone veneer on the front of the home has been painted white. Otherwise,
the home is nearly as fresh today as it was sixty years ago, with a lush, green
yard with mature plantings.

Family room addition at rear of home |
Inside, the living and dining rooms face the rear of the
home, and originals would have overlooked the backyard. They now face a large proportional
family room addition that leads out towards the swimming pool. The structural
framework from the original clerestory, window and sliding glass door openings
has been retained. The living room is anchored by a full-wall stacked block
modernist fireplace, while hardwood floors and vaulted ceilings round out the
room.

Kitchen with original washer and dryer - WOW! |
The dining area is open to the living, and is separate from
the kitchen by a sleek wall of opaque glass. The kitchen is a purist’s dream,
with original seafoam green speckled tile countertops, flat cabinetry with
original pulls and knobs, and what appears to be the original washer and dryer.

The master bedroom sits adjacent to the entry, and shares a
jack-and-jill bath with the entry hall. The bedroom contains high windows,
while the master bath is all original, with pink American Standard sink, marble
counters and original cabinetry. The remaining three secondary bedrooms sits at
the front of the home and opposite the master, with the front bedrooms
retaining their original clerestories. The guest bath retains its original
double-sinked vanity, a rarer feature on Krisel homes, as are the original
colored fixtures, which were oftentimes only specified as white.

Backyard and back of home |

Pool and back of home |
The backyard maintains a large, rectangular in-ground pool
and provides a small patio area near the shallow end of the swimming pool. A
small patch of grass sits between the back of the garage and the pool and a
lone mature tree sits in the corner of the yard.
There’s not much this near-perfect vintage home needs except
for a little personalization, and at its current price Redfin predicts this
home will move fast, so be sure to check it out before its gone.
