1962 Bay Park Palmer & Krisel is Back, Flipped & Ready to Go – San Diego, CA


Last featured on the blog in early January as a fixer in need of TLC is this 1962 Palmer & Krisel-designed home in the Bay Park neighborhood of San Diego, CA. Now flipped and ready to go, this four bedroom, two bathroom 1,656 square-foot cul-de-sac home carries an asking price of $869,900.

The exterior of the home has been freshened up with new landscape, a new grey and white paint scheme, and fresh modern horizontal wood siding on the garage (although we wish the missing garage sunflap would have been restored). Unfortunately the chimney has been ‘normalized’, with the original block being tiled over and the once distinct cylindrical upper flue now boxed in and hidden from view until the next restoration (see the original posting for an image). Sadly the distinct open soffit and fascia board have been removed, as has the distinct double support post. This now visually slices the northern facade in two, making the home appear more choppy than sprawling and wide.

A red front door with opaque glass welcomes visitors to the home, and leads into the large open living and dining rooms. The living room is anchored by a signature modernist Krisel fireplace, which has received an updated with the addition of a parallel row of floor tiles running up its sides. New wood flooring has been added, and the unpainted wooden ceiling has been painted white – an interesting choice, considering it would have been easier to put in white flooring and leave the original ceilings alone.

The dining room sits at the back of the home, and has been opened up to the kitchen. The former 1980s cabinets have been removed and replaced with white shaker-style cabinetry, white composite counters, and mosaic tile backsplashes.

The master bedroom sits at the rear of the home, and overlooks the backyard through a pair of mullioned French doors. The master bath has been updated with grey floor tiles on the shower surround, mosaic tile accents, and new fixtures. More shaker-style cabinetry make up the vanity, and marble counters provide a home for vessel sinks. Oddly, no photos were provided of the secondary bedrooms or guest bath. Considering this is a flip, one would expect the new listing to be slightly more thorough.

The backyard has seen the thoughtful addition of a new deck and new sod. Distant city views are provided across a small hillside, and leafy neighboring trees provide privacy and greenery.

Flips are interesting creatures; some are good, some are bad; some look great on the surface, others do not; sometimes they solve problems while other times they create more. This home appears to need a new owner who understands midcentury modern, and won’t mind putting this property back together. At least the new owner will be able to enjoy the views while doing so.

Bay Park 1962 Palmer & Krisel View Home For Sale – San Diego, CA


Homes in San Diego’s Palmer & Krisel-designed neighborhood of Bay Park are oftentimes hard to come by, with only a few homes listed each year. Built in 1962, this home features four bedrooms and two bathrooms in 1,656 square feet with a two-car garage on a 6,400 square-foot lot with an asking price of $825,000.

Situated near the end of a cul-de-sac street, this midcentury home features southern and western views of the surrounding topography. The exterior of the home features a flat-roofed two-car garage, which may have had a sunflap at one point extending across the western-facing front which now appears to have been replaced with three separate fascia boards. One of the other interesting details about this home is the cylindrical shape of the upper portion of the chimney, a seldom-see design feature that is found on other homes in the neighborhood as well as in an earlier Palmer & Krisel-designed neighborhood in northern Garden Grove.

Very few interior images of the home are shown in the listing, and the property is being marketed as a “Prime opportunity to add a second story for stunning 180 degree views from Tecelote Canyon to the Pacific Ocean” encouraging potential buyers to “Ask listing agent for remodel ideas!” This definitely doesn’t bode well for this piece of modernist architecture, and we hope that potential buyers bypass this piece of advice.

Interestingly, the floorplan is the same variant as the last two consecutive properties we’ve featured in San Diego, with the open living and dining rooms along the north side of the home, the kitchen and family room at the rear of the home, and the four bedrooms along the south side of the home. From what we can tell the original open-beamed ceilings are still in place, and the original aluminum framed windows have been swapped out for white vinyl replacements.

The kitchen appears to have remodeled at some point in the 1990s, and does not seem to embody the modernist design style of the home. The cabinets are raised-panel with white appliances and Corian counters. The bathrooms appear to have been updated in the 1980s and could use a refreshing. The four bedrooms appear to be in their original configurations, with traditional raised-panel doors added to the closets.

No photos of the backyard are shown, but Google maps tells us that it’s heavily forested with a pair of mature trees and lots of shrubs. A covered patio sits off of the dining room and kitchen along with a small metal storage shed.

This home is great modernist restoration opportunity in a prime central San Diego neighborhood, with lots of potential to be a fantastic showplace.
