Canyon View Estates Renovation Opportunity – Palm Springs, CA

Recently listed is this Palmer & Krisel-designed condominium renovation opportunity in south Palm Springs’ Canyon View Estates community. Built in 1963, this midcentury modern three bedroom, two bathroom condominium encompasses 1,664 square feet, includes a one-car garage and sits on a 3,000 square foot lot and carries an asking price of $375,000 with monthly homeowner’s association dues of $320.

Front of home

The front of this south-facing home features an impeccably manicured front yard, with lush, green turf and an oasis of cacti, ground covers, palms and agaves. Natural stone accents, diamond shadow block and square screen blocks make up the facade of the home, with the front door sitting behind a recessed wrought iron enclosure resembling prison bars.

Living room and patio

Living room and mirrors

There aren’t many photos of the interior provided, just of the living areas and outdoor patio, but from what’s shown the unit appears to be in need of cosmetic updating. The entry opens up into the rear-facing living and dining great room, which overlooks the private north-facing patio. The great room features the signature eight-pointed vaulted ceiling that makes many of the Canyon View units unique. Clerestories allow for glimpses of mountain views and allow for natural light to fill the living areas.

Kitchen

The kitchen sits at the front of the unit, and provides a large pass-through to the great room. A service door is provided accessing the garage, and the room appears to have last been updated in the late 1970s. While modern at the time, the cabinetry now shows dark, and when coupled with the wall paper and flooring the whole room appear dark. The kitchen could be really interesting with some color and complimentary seventies décor, but most likely will be removed by a future buyer.

While there are no photos provided, the master bedroom sits at the rear of the unit and accesses the north-facing patio, while the secondary bedrooms sit towards the front of the home. All three bedrooms are located on the west side of the home, and the middle bedroom features a sunwell for the window.

Back of unit

Northwest patio views

Northeast patio views

The north facing patio features some decorative screen block accents, and is a blank slate awaiting personalization. The community pool sits just to the northeast of the patio, and the adjacent greenbelt offers a park-like feel to the yard.

If anyone out there has an immaculate collection of vintage seventies collectibles and furniture, they’d look right at home in this unit. Otherwise, most will probably opt for a clean-lined modernist restoration, which would look right at home as well. Either way, this is a great buy in a fantastic south Palm Springs neighborhood.

Canyon View Estates Palmer & Krisel Condo For Sale – Palm Springs, CA

The last week of the year is traditionally slow and there’s not that many new Krisel-designed homes to share. With three bedrooms and two bathrooms in 1,684 square feet the asking price on this home is $411,900 with monthly HOA dues of $320.

Situated on a corner, the front of the home is landscaped with mature vegetation which hides the home from the street. The original one-car carport has been converted to livable space, eliminating covered parking from the property.

Inside, the home is a mix of styles and finishes, which will bring most buyers to consider redecorating. The original kitchen sits just off the entry at the front of the home, which currently shows dark. The original cabinetry is still in place, which has been painted a vintage turquoise color and appears to be well maintained. Newer tile counters have been added, and the original white enamel General Electric wall oven is still in place.

The hall bath features a small skylight for added natural light. The two guest bedrooms sit at the front of the home, while the master bedroom overlooks the rear patio. The flooring on the bedrooms switches to a mix of Saltillo and carpeting, adding to the eclectic look of the home.

The rear patio is fully tiled, and features mature vegetation which helps to block the western sun.  Beige tile with color accents adds a southwestern look to the patio, and if you like hanging plants, there’s about a million hooks in the ceiling waiting for our collection.

This property has been sitting for a while, mainly due to the amount of work and high price. But or those with a little vision who want to put their own stamp on a project, this is an excellent opportunity.
