1954 Palmer & Krisel in Garden Grove For Sale – Garden Grove, CA


Built by Signature Homes in 1954 is this Palmer & Krisel-designed midcentury modern home in Garden Grove, CA. Located in a neighborhood where homes don’t stay on the market very long, this home features four bedrooms and two bathrooms in 1,200 square feet with a  detached two-car garage on a 7,300 square-foot corner lot with an asking price of $549,777.

The exterior of the south-facing home is clean and simple, with a large front lawn separating the home from the street. The 2-car expanded garage is located on the western corner-side of the property, with no full-sized driveway provided, limiting parking options. Board and batten accents sit on the front of the home, while the original glass clerestory windows are still visible on the side of the home.

Inside, the north Garden Grove Palmer & Krisel homes were the same models found in Pomona and Santa Ana, with the four bedrooms located on the eastern side of the home, no true master bedroom, the living and dining at the rear of the home, and the kitchen at the front.

Recently undergoing some renovations, this home has seen the demising wall between the kitchen and breakfast nook removed, and an open bar dividing the kitchen from the living areas. The entry now opens up into the kitchen, which has been redone in a style reminiscent of the mid-2000s. Granite counters sit on traditional and ornate raised-panel cabinetry, a contradiction to the modernist roots of the home. Big-box store pendant lighting sit above the central island, and strangely the island provides no cabinetry.

The living room and dining area overlooks the backyard through mullioned French doors and a shortened rear window. The original clerestory windows have been drywalled over cutting off the amount of natural light entering the home, but on the positive side of things the glass is still intact on the exterior. The original stacked block fireplace still anchors the living room, and shiny laminate floors are found throughout the home.

There are no photos provided of the bedrooms or bathrooms for some reason, but historically in this floorplan the bedrooms are fairly tight in size, with two rooms located at the front and two at the rear of the home. Most homeowners choose to remove a wall between two bedrooms to create a master, along with adding a door to an adjacent bathroom.

The backyard is perfect for storage shed lovers, as this property features not one, not two but three storage sheds. Nearly the entire yard has been paved in concrete, while the garage occupies a significant portion of the yard and a small patch of planting area sits behind the garage.

There’s quite a bit of opportunity to bring out the modernist origins of this home through more appropriate finish selection and window restoration, and luckily the home appears to be move-in ready for those looking to make a long-term project out of it.

1954 North Garden Grove Palmer & Krisel For Sale – Garden Grove, CA


Situated in northern Garden Grove, CA is this 1954 Palmer & Krisel-designed home which has been floundering on the market for the past few months. The home features four bedrooms and two bathrooms in 1,314 square feet, and features a large grassy back yard and a two-car garage all on a tidy 7,300 square-foot north/south lot with an asking price of $510,000.

The home is laid out length-wise on the lot, with the bedrooms at the front of the home, the entrance at the center and the living and dining areas at the rear of the property. A large, well-manicured front lawn accented with a mature palm greets visitors and guests to the property, while a long driveway leads to the formerly detached garage and entry which are pushed towards the rear of the lot.

The entry opens directly into the living room which sits towards the rear of the home. All ceilings are original open-beamed vaulted celotex panels, allowing for the relatively small home to feel much larger than it is. A stacked brick modernist fireplace sits opposite the entry, and serves as the focal point for the living room.

The south-facing living room wall is shared with the dining room and features original clerestories and a large sliding glass door leading to the backyard. Windows flanking the sliding glass door originally would have extend to the floor, but have been reduced in size and replaced with mullioned vinyl windows. The dining room sits adjacent to the rear wall, and is open to the kitchen area.

The kitchen still maintains its original cabinetry and stainless steel portal oven. The lower cabinets feature original sliding doors, a feature seen on other Krisel-designed homes. A small laundry room has been added onto the side of the home, serving as a transition between the former detached garage and main home.

The four bedrooms sit at the front of the home, and the two on the end appear to both maintain their original clerestory windows. The bathrooms appear to updated, with simple, generic materials that are functional but not outstanding and not what one would expect in a half-million-dollar home.  The south-facing backyard has a large covered patio off of the living room. Two large tree flank both side of the grassy yard, while the remainder of the space is blank slate.

With the original kitchen this home could make a great restoration candidate. The bones are all there, and the structure appears to be in decent condition, with a perfect blank slate yard ready for some creativity.
