Sited in northern Long Beach, CA is this 1955 Palmer & Krisel-designed home for sale. With four bedrooms and two bathrooms in 1,312 slightly expanded square feet all on a 5,900 square-foot lot, the asking price of this minor fixer home is $439,999.

The home sits behind a patchy lawn on a lot devoid of trees, giving the front yard an instant opportunity for a re-visioning. The front of the home remains virtually untouched, with the original board and batten accents adjacent to the front door and original single-panel garage door featuring the same paneling. Two of the bedroom windows facing the street have been shortened, but their original frames remain in place.

The home features two additions; a small addition at the front of the home connecting the formerly detached garage to the main dwelling structure, and a most-likely non-permitted addition at the rear of the home (judging by the square footage) appearing as if a covered patio evolved over time into a habitable room.

The rear addition features a questionable drop ceiling under a shallow pitched roof, and three walls of glass overlooking the south-facing back yard.

The kitchen has been expanded and pushed into the former breezeway that once stood between the home and carport, and features updates from the late 1980s or early 1990s. An L-shaped wall of raised-panel cabinetry sits at the front of the home, and a column from the original front of the home once stood sits now in the center of the room. The laundry sits in it’s original location tucked between the kitchen and original dining/living room, and a door adjacent to the fridge provides access to the two-car garage.

The bedrooms in this home are relatively small in size, and both end bedrooms still feature their original clerestory windows. Both bathrooms have been updated over time, and are in need of another update to better reflect the modernist architecture of the home.

Midcentury Long Beach Palmer & Krisel Home For Sale – Long Beach, CA


Fresh off a bank-ownership and mediocre flipper stint is this 1955 Long Beach Palmer & Krisel-designed home in need of a little infusion of midcentury modern. With three bedrooms and two bathrooms in 1,200 square feet, this home includes a detached two-car garage and sits on a 6,100 square-foot lot and carries a low asking price of only $475,000.

Selling recently for $360,200, this home has undergone a quick and mediocre flip and fix which removed a large non-permitted structure at the rear of the home, placed new countertops in the kitchen, and added a fresh coat of paint throughout the home.

The front exterior of the home has seen a layer of chunky lace stucco added to it, along with a theme of fan-lights in the front and garage doors. The front yard is blank slate, unresolved by the current owner who only added a few new plants to the front planters. A patchy lawn sits between the sidewalk and front door, and the absence of trees makes the exterior appear barren and sparse.

The master bedroom sits off the front entry, features vaulted ceilings and a small, updated bath with white on white fixtures and surrounds. The remaining two bedrooms sit split form the master on the east side of the home, and they, like the master, are simple diminutive-sized rooms. The guest bath has had the same update as the master bath, and like the rest of the home, could use a little color or an infusion of midcentury mod inspiration.

The backyard contains a large concrete slab at the center of the yard. A patchy lawn and a few older plantings surround the yard area, and like the front yard, the backyard is a prime candidate for a clean and modern water-conserving makeover.

1955 Long Beach Palmer & Krisel Home For Sale – Long Beach, CA

  
New to the market is this 1955 Palmer & Krisel-designed home in Long Beach, CA. With four bedrooms and two bathrooms in 1,600 square feet and a detached two-car garage, the asking price on this home is $499,000.

The home sits on a west-facing corner lot, with the detached two car garage sited in the backyard and accessed from the north side of the property. Interestingly a white-picket fence was chosen to surround this midcentury modern piece of architecture, which could easily be removed if a future owner wanted to open up the yard and show of the architecture of the home a bit. A pair of large shade trees sit along the western property line of the lot, allowing for passive solar and protection form the western-facing sun.

The exterior of the home contains its great midcentury lines, despite several original windows recently being replaced with chunky white vinyl windows, but luckily Krisel’s signature clerestory windows are still intact at the ends of the home. There’s an addition on the rear of the home adding in the fourth bedroom, as this home was originally a three bedroom in about 1,200 square feet.

Unfortunately the interior photographs of this home are pretty terrible, which is surprising as one would think that good photographs are a significant part of selling a home. Regardless, the floorplan is pretty recognizable, with the master bedroom to the south of the front door, the secondary bedrooms on the north side of the home, the dining nook at the front of the home, and the living and kitchen at the rear of the home along with the 400 square-foot addition.

Judging by the odd, close-up photographs submitted, the home appears to have a very traditionally updated kitchen, with white shaker cabinetry, ornate molding, stone counters and stainless steel appliances.

The bathrooms appear to have been updated with materials that are indicative of a big-box store quick fix, right down to the cost-cutting beige floor tiles utilized in the tub surround. The bedrooms are colorful, and appear to be carpeted in contrast to the laminate flooring found throughout the rest of the home.

The backyard is mainly swallowed up by the addition and rear-yard garage, and contains a small covered patio, a fairly good-sized concrete patio, and a modest sized patch of turf. There are no trees in the backyard, and only a few vertical plantings adjacent to the rear of the garage.

Homes at this price point in north Long Beach don’t seem to last that long, and despite the non-cohesive updates, this home will most likely be gone quickly.
