Marlborough Palms 1958 Palmer & Krisel Pool Home For Sale – Granada Hills, CA

  

Built in 1958 in Granada Hills’ Marlborough Palms neighborhood is this recently flipped Palmer & Krisel-designed home new to the market. With four bedrooms and two bathrooms in 1,640 square feet, the home is sited on an 8,300 square-foot corner lot with a pool and carries an asking price of $579,900.

Last sold in June 2015 as a bank-owned foreclosure for $431,000, this midcentury home has been cleaned and sanitized from most of its modernist origins. Outside, this east-facing home has had modern redwood siding added to a portion of the front exterior of the home. The original signature Krisel four-pane aluminum windows have all been removed, swapped out for traditional mullioned white vinyl replacements.

An English cottage traditional front door accented with a craftsman-style porch light adds to the hodgepodge of styles thrust upon this home by the current owner, resulting in a chaotic and random appearance. The entry hall leads past the master bedroom entrance to the rear-facing living and dining rooms. Walls of mullioned sliders divide the indoors from the out, and for some reason one of the floor-to-ceiling windows has been shortened.

The original open beamed ceilings are still in place, yet the signature soffit has been removed and strange sconces have been placed at a now awkward height. The signature Krisel modernist fireplace is still intact, but the original north-facing clerestory windows which would have been located over the over mantle have been drywalled over, completely diminishing the sleek lines of the fireplace.

The hodgepodge of styles continues at the front-facing kitchen, with new white shaker cabinets, traditional ornate crown molding, and modern composite counters. Mid-range appliances – but no fridge – round out the rest of the room with modern tiled backsplashes.

Both the guest bath and master bath have received modern trended makeovers, with subway tiled tub and shower surrounds dominating the look of the space. Both bath vanities are shaker-styled, with oval sinks, and stone counters. Identical big-box store mirrors and light fixtures are found in both bathrooms, while neither appears to provide a towel rack. The master bedroom sits at the front of the home, and like the living room has had its original clerestory windows drywalled over, cutting down on the amount of natural light entering the room. The remaining three bedrooms are split from the master, located on the south side of the home.

The backyard features a large trellised shade structure attached to the rear of the home. A large concrete patio leads to the large curvilinear swimming pool, which is surrounded by a low seating wall. Mature trees surround the yard, adding privacy and protection from the west-facing sun.

For those who like their midcentury modern mixed with lots and lots of competing styles, then this will be a sweet find for someone. Otherwise, most will find that there’s a lot of undoing to do here.

Expanded 1957 Marlborough Palms Palmer & Krisel Home For Sale – Granada Hills, CA



Built in 1957 in Granada Hills, CA is this Palmer & Krisel-designed midcentury modern home in the Marlborough Palms neighborhood. With four bedrooms and two bathrooms in 2,060 square feet, a two car garage and an in-ground pool all on a 8,200 square-foot lot the asking price on this home is $549,900.

With the same owner since the late 1970s, the home has some great vintage features that offer character and set a great retro tone for the home. Outside, the original two-car garage has been converted to living space, and a second two-car garage has been added on to the front of the home. The front yard has been enclosed with a  slump block and wrought iron fence, separating it from the street and its neighbors.

The walkway to the entry sits between the original garage and added garage space, which creates a courtyard-style entry with red brick pavers. The entry hall is lined in beadboard, and leads into the large rear-facing living room. Clerestory windows and a large signature Krisel modernist fireplace anchor the east wall of the living room, while large floor-to-ceiling windows look out over the north-facing back yard.

The dining room sits adjacent to the living room at the rear of the home, and is separated with a dramatic wall of decorative cross screen blocks.  Open beamed ceilings and a large light soffit on the south wall join the living and dining rooms. The kitchen sits at the front of the home, and features a pass through to the dining room.

The kitchen appears to have been renovated during the late 1980s, and features raised panel cabinetry and tile countertops. The appliances have been updated with newer stainless steel models which unfortunately don’t quite fit their allotted spaces. The original garage sits just off the kitchen and has been converted to a large open family room. The original clerestory windows from the garage are still in place, and a large sliding glass door leads to the front patio.

The three secondary bedrooms sit just off the kitchen, split from the master which is located just off the entry of the home. All three bedrooms are fairly modest in size, feature hardwood floors, and only two contain vaulted ceilings while the third is flat.  The secondary bath has been updated slightly, but still features its original tilework and medicine cabinet.

The master bedroom features vaulted ceilings and east-facing clerestory windows, along with a large full-length window overlooking the side yard. A small dressing area with closets leads to the master bathroom, which appears to be fairly original, with marble vanity and white American Standards Pullmans.

The backyard features a covered patio with decorative screen block accents which match those found inside. A large red brick patio offers lots of entertaining space, and the swimming pool occupies the majority of the rear yard area.

Marlborough Palms Palmer & Krisel For Sale – Granada Hills, CA


Marlborough Palms is an approximate 31-home subdivision located in Granada Hills, CA in the northern portion of the San Fernando Valley with just a handful of Palmer & Krisel homes built in 1956 and 57. This particular Palmer & Krisel home in Marlborough Palms was built in 1956, features four bedrooms, three bathrooms in 1,824 square feet, an in-ground pool and a detached two-car garage on a 7,500 square-foot corner lot with an asking price of $599,950.

The first line of the listing agent’s description is that this home is not a flip; mainly because it most certainly looks like one. That aside the home almost reflects more of a western theme than anything – a first that we’ve seen on a mid-century contemporary. The front of the home features a full-width covered porch, a low maintenance drought-friendly front yard landscape and an uncovered two-car driveway.

The front of the home has recently been re-stuccoed with a beige stucco finish after recently having a non-original red brick veneer removed. The entryway has been covered in stone tiles which surrounds a darkly stained Victorian-style front door.

Inside, there’s not many original elements remaining, with the exception of the clerestory windows and the exposed, open beamed ceilings. The living and dining room are at the rear of the home, and an addition has been placed at the rear of each. While the addition adds square-footage, it diminishes the amount of light which enters the living room. The signature Krisel fireplace has been modified from its original modernist form into a more generic, standard format with stacked stone tiles and a ceramic-tiled surround.

The kitchen has been updated with dark cabinetry, granite counters and stainless steel appliances. An island has been added between the kitchen and front-facing family room, which appears to serve more as built-in table than valuable counter space.

The bedrooms at the rear of the home have had square-footage added to them from the same addition off the living room, however the additional square footage is neither the same shape as the original bedrooms nor does it contain the same floor covering as the ‘main’ part of the bedrooms which really divides the space unnecessarily.

The bathrooms have been redone in the same style of the rest of the home, featuring granite counters, beige tilework – with the exception of one black-tiled shower - and newer fixtures. Out back there’s a large in-ground pool with a curious, jagged arrangement of rocks at the edges of the pool. The detached garage sits in the backyard, and the backside of the garage had had a covered porch and rustic stone fireplace and hearth added to it.

We’re not sure where to start with this one – this is the first western-flip-themed Krisel we’ve ever seen. On the plus it’s move-in ready and any restoration can take place at the new owner’s pace, making it a perfect long-term project.
