Long & Linear North Reseda 1955 Palmer & Krisel For Sale – Reseda, CA


There’s a second midcentury modern Palmer & Krisel-designed home for sale in our ‘newly discovered’ North Reseda subdivision that we told you about yesterday. This particular home includes four bedrooms and two bathrooms in 1,772 square feet and an in-ground pool all on a 6,000 square-foot lot with an asking price of $500,000.

There’s a tenant in this property making showings by appointment only, making this a great opportunity for buyers with a little patience. The home is laid out linearly on the lot, with the bedrooms at the front of the home and the living areas at the back. The original two-car garage sits towards the back of the lot and has been converted to the fourth bedroom/pool house.

Due to the positioning of the original garage, a long, linear driveway sits on the north side of the property. The gable end of the home faces the street, and features distinctive vertical wooden screens over the front windows, along with the signature clerestories. Large mature trees and shrubbery flank both sides of the lot and add shade and greenery to the property.

The three original bedrooms (once four) all sits at the front of the home, however the master was originally two bedrooms converted into one large room. The two secondary bedrooms sits adjacent to the master, while the garage conversion is now considered the fourth bedroom. North Reseda 1955 Palmer & Krisel For Sale – Reseda, CA


We’ve recently discovered a new Palmer & Krisel-designed subdivision adjacent to the Northridge Hospital Medical Center in Reseda, CA. There’s only 66 homes in this neighborhood (one was lost to a parking lot expansion) and most homes are sited on cul-de-sac streets. Built in 1955, this home features four bedrooms and two bathrooms in 1,360 square feet, a two car garage on a 6,200 square-foot garage with an asking price of $435,000.

The property only has one immediate neighbor, as the parking lot for an adjacent medical office building surrounds the home to the north and west. The home doesn’t give much in the way of architectural curb appeal in its current state. A well-worn wooden fence separates the front yard and entry from the street. Mature junipers, a pine and palm screen pretty much most of the home from street view, leaving only the garage for impact.

Inside, the home features the living, dining and kitchen at the rear of the home, while the secondary bedrooms are split from the master. The living room is anchored by a modernist stacked brick fireplace and windows overlooking the backyard. The kitchen sits just off the dining room, and according to the listing still features its original cooktop and oven; unfortunately, no pictures were provided by the listing agent.

The interior of the home still features its original open-beamed ceilings, painted brown in some rooms and white in others. A variety of wood floors are found throughout the home, along with a variety of colors found in every room. The original clerestories are still intact, allowing for lots of natural light to enter otherwise diminutive rooms.

No photos have been provided of the bathrooms or the backyard, but Google Maps tells us there’s a covered patio out back along with a large pair of mature trees and shrubbery surrounding the perimeter fence. This midcentury home has some great lines, and hopefully a fairly intact original kitchen worth salvaging.
