Front courtyard

The exterior of the home features some great vintage midcentury modifications that appear as if they took inspiration from modernist landscape architect Garret Eckbo. A soft blue privacy fence shields the front patio and courtyard from the street, while an open and shaded pergola roof defines private areas, walkways and interior patios. The home still reads as distinctively Krisel behind the landscape architecture, and is complimented by the paralleling midcentury style.

Inside, the living, dining and kitchen all sit at the rear of the home while the bedrooms sit towards the front. The living and dining rooms were built as great rooms, with fantastic vintage paneling surrounding the living room, original clerestories with some clean-lined floating bookshelves with a built-in console sited below, and a paneled fireplace on the rear wall of the home. The adjacent dining is currently used as a sitting/piano area, and is surrounded by Krisel’s signature floor-to-ceiling windows overlooking the backyard.

Front yard view from entry
The exterior of this home maintains its original modernist integrity, with all proportions still intact. The carport carries a striking reverse-angle roofline, with angled vertical siding adding texture and shadow lines to the façade. This pattern is repeated on the front exterior of the service porch fence, adjacent to the kitchen.

Colorful front door

Inside, the kitchen sits at the front of the home while the living and dining rooms sit towards the rear. While there are no bedroom pictures provided, this floorplan typically accommodates a split master bedroom, nestled between the entry and the living room, and one rear and one front-facing secondary bedroom located behind the kitchen and dining room.

The kitchen appears to contain its original cabinet boxes with long-ago updated raised panel doors and traditional pulls. Appliances are somewhat vintage in their own right, and counters appear to have been replaced over time as well. A partial photo looking out the dining room windows to the backyard is shown, indicating that original floor-to-ceiling windows have been shortened slightly and replaced with vinyl substitutes, making restoration an easy possibility.

Original guest bath

One photo of only one bathrooms is shown, which shows off the original features and tilework. The floating vanity with dual American Standard Pullmans is still in place, as is the soft yellow tub with matching tiled surround.

A covered patio runs along the backside of the home, and generous amounts of patio space surrounds the pool. Planters with mature plantings surround the perimeter of the yard, and a small gazeebo sits on the north side of the yard.

With original lines, lots of great features still intact, an in-ground pool and an asking price under $500,000, this home is predicted by Redfin.com to be a swift sell.

North Winnetka Palmer & Krisel Home For Sale – Winnetka, CA

In north Winnetka, CA lies a large tract of midcentury homes on curvilinear streets, with traditional, ranch and contemporary models spread throughout the development. While the traditional and ranch homes were designed by others, the contemporary homes are Palmer & Krisel-designed, including this featured home. Expanded to 2,085 square feet through a converted garage, this home includes three bedrooms and two bathrooms, sits on a 7,400 square foot lot and carries an asking price of $549,900.

Front of home - trust me, it's in there
The exterior of the home is heavily wooded, with lots of vegetation sitting between this property and the street. A large freestanding covered carport structure has been placed in front of the home, and it’s sweeping high-pitched roofline connects and matches that of the converted garage, obscuring the main dwelling structure.

Entry

Converted garage

Inside, the floorplan is instantly recognizable as one that we’ve seen before in Parkwood La Mirada. The living, dining and kitchen all sit at the rear of the home, while the master and breakfast nook sit at the front, with both secondary bedrooms at the rear of the home split from the master. The large converted garage sits adjacent to the entry, and is a large cavernous room with high ceilings and lots of built-in shelving.

Original living and dining room

The living and dining rooms are carpeted, and feature their original open beamed vaulted ceilings. The original modernist fireplace sits towards the corner of the living room and has long been covered in brick veneer. Original west-facing clerestories are still intact and allow natural light to fill the room, while north-facing walls of glass overlook the backyard.

Kitchen

The kitchen still retains its original cabinetry with updated granite tile counter tops. The cabinets appear to be in excellent condition, and large windows above the sink overlook the backyard. The kitchen is open to the front-facing breakfast nook with checkered-tile floors, and is separated by a latter-added island whose doors don’t quite match those found in the original kitchen.

Guest bath

The master bedroom sits at the front corner of the home, and overlooks the side yard, and features a pair of double closets and original open beamed vaulted ceilings. The master bath appears to have been updated in the mid to late 1970s, while the hall bath reads as slightly newer with its late 1970s/early 1980s updates. The secondary bedrooms remain in their original configurations, and feature windows on two walls allowing for additional natural light to fill the rooms.

Backyard
Backyard and back of home

The backyard is pretty much a blank slate, ready for a water-conserving makeover. A curvilinear concrete patio with low brick seating wall sits off the living area. Raised brick planters surround the perimeter of the yard, and a large, mature tree sits at one corner of the yard. The remainder of the yard space consists of aging turf, in need of replacement or redesign.

This is an interesting property – there’s quite a bit of potential with the home. The floor plan hasn’t been altered, there’s original cabinetry in the kitchen, and the property sits on a quiet cul-de-sac. Redfin predict this home will be a quick sell, so be sure and check it out sooner rather than later.
