Expanded Northridge College Estates Palmer & Krisel For Sale – Northridge, CA


Built by builder Julian Weinstock in 1960 is this expanded Palmer & Krisel-designed home in Northridge College Estates, in the heart of Northridge, California. With five bedrooms and three bathrooms in 2,260 square feet, this home includes a two-car garage on a 10,500 square-foot lot and carries an asking price of $600,000.

West-facing clerestory windows accent the wall, while a light soffit spans the south wall of the living room and ties into the dining room.

The dining room features a great pair of late 1970’s chandeliers, and is separated from the living room by a divider with built-in pocket doors. An original pass-through connects the dining room to the adjacent kitchen, which was last updated at some point in the 1980s. Raised-panel oak cabinetry is topped with white tile countertops, and older but functional appliances round out the room.

The master bedroom features original clerestory windows and narrow, linear windows allowing lots of natural light to fill the room. No photos of the master or secondary bathrooms were provided. The secondary bedrooms are split form the master at the east end of the home, and a fifth bedroom addition and third bathroom addition sit at the northeast corner of the home.

Northridge College Estates offers great midcentury homes on huge lots, and this property presents some great vintage features for those who don’t mind a little traffic.

The 50’s and 70’s Meet in this Midcentury Modern Palmer & Krisel For Sale in Northridge College Estates, Northridge, CA


Northridge College Estates is one of our favorite Palmer & Krisel subdivisions in the San Fernando Valley. It’s got moderate sized homes with a variety of rooflines set on large, deep lots. Todays featured Palmer & Krisel-designed home was built in 1959, features four bedrooms and two bathrooms in 2,395 square feet, a large in-ground pool, and a two-car garage all on a large 11,300 square-foot lot.

With both original elements and updates from the later 1970s, which are now vintage in their own right, this home is loaded with well-worn treasures. The original two-car garage has been converted to a workshop, and a second garage that is nearly identical in architectural style to main home has been added to the front of the property. The front of the home contains mature plantings, a full lawn and a large sweeping red-brick driveway. Hidden behind those dense front yard plantings along the south wall of the former garage is a full wall of Krisel’s signature shadow H-block, waiting for the new owner to expose it.

The living and dining areas sit at the rear of the home overlooking the large backyard and swimming pool through Krisel’s signature walls of glass. The living room is anchored by one of Krisel’s hallmark modernist fireplaces, surrounded by clerestories and built-ins. There’s great wood paneling below the original soffit which joins the living and dining rooms, highlighted with some great 70’s track lighting. The ceilings are the original open-beamed wood, while the floors are vintage hardwood that need some attention. In the dining room hangs a really intriguing 1970’s chrome chandelier that isn’t necessarily original, but one of the coolest fixtures we’ve seen in a while.

The kitchen looks into the dining room, and looks to have been updated in the early 1980’s or late 1970s. The layout of the appliances and cabinetry are as they were with the original kitchen, and interestingly enough the original kitchen wall exhaust fan is still in place. The cabinets are laminate while the counters are tiled, and there’s a fantastic reeded-glass paneled display cabinet looking into the dining room.

The original double-sinked marble vanity and cabinets are still in place in the hall bathroom, a popular Krisel design that should to stay with the home. The bedrooms all still feature their original clerestory windows, which help enlarge small spaces, and also have some more great vintage 1970’s light fixtures. As mentioned above, the former garage has been converted to a workshop with lots of built-in shelving, adding about 400 square feet onto the home.

The backyard is well-maintained with a large, newer appearing in-ground pool, lots of turf and mature plantings along the perimeter of the yard. A large concrete patio wraps around the back of the home, and a firepit adds to outdoor entertainment options.

This Northridge midcentury home has great potential to really shine, and the well-kept vintage elements  make this property a great find for one lucky buyer.

Northridge College Estates Palmer & Krisel Restoration Opportunity – Northridge, CA


Northridge College Estates has some great mid mod Palmer & Krisel homes built by southern California Contractor Julian Weinstock. Dynamic architecture, large lots and mature landscapes make this a picturesque community. This particular home retains fairly distinctive Krisel lines on the outside, and is a hybrid of Tuscan/midcentury home on the inside. With four bedrooms, two bathrooms in 1,705 square feet and a two car garage, the asking price on this home is $560,000.

The exterior of this corner-lot home is distinctively Palmer & Krisel, with high bedroom windows above a decorative concrete block accent wall, board and batten accents, front service porch and a reverse-angle garage roofline. Lattice has been added to the service porch enclosure, which offers privacy but adds a level of visual business to the home.

The front door is more Tuscan than midcentury modern – but it’s definitely a reflection of the owner’s tastes. The living and dining areas are at the back of the home, while the kitchen sits to the right of the entry. The living and dining are a combination great room, with the signature Krisel fireplace at the east end of the room, which was once flanked by two clerestories which have been questionably covered over.  The dining room joins the living room by another signature Krisel feature – a light soffit – which has been ‘accented’ with a brown, patterned tile. The original open beamed ceilings are still in place, and match the wood floors in color. The original sliding glass doors have been replaced with French doors, which disturbs the design intent of blending the indoors with the out through minimal visual interruptions.

The kitchen is open to the living room, and provides access to both the entry hall and service porch. The cabinetry in the kitchen appears to be original and quite functional, while the counters and appliances have been updated. The bedrooms show fairly cluttered, while the bathrooms appear to have been updated sometime in the late 1980s. As a whole, the home shows rather dark thanks to dim paint and heavy window coverings.

There’s great bones on this home, and the original floor plate appears to be intact. This home has great potential to live up to its mid-mod roots, and would be a great candidate for a restoration or modernist makeover.

Vintage Northridge College Estates Palmer & Krisel For Sale – Northridge, CA



Looking for that perfect vintage retro Palmer & Krisel in the San Fernando Valley? Here’s a well-kept 1959 mid-century Palmer & Krisel with original kitchen and baths on a huge 11,100 square-foot lot in Northridge. This 1,720 square-foot home features four bedrooms, two bathrooms and a two garage with an asking price of $650,000.

The front of the home features the quintessential mid-century look – a grassy front yard with a small hedgerow at the back of sidewalk. The windows have been updated with mullioned white vinyl sliders, and the garage door has been updated with an English-cottage style door. Adjacent to the garage behind the three topiary shrubs is a walled-in service porch that provides access to the laundry area. Check out the rock accent wall on the east corner of the home, giving it that perfect mid mod accent.

Like many Krisels, the living area sits at the back of the home and is anchored with a signature fireplace, soaring open-beamed vaulted ceiling and clerestories flanking the chimney. The back wall features those hallmark glass walls,  shielded with classic wall-to-wall drapes. The dining room sits at the west end of the living room, and features a large built-in bookshelf. Joining the two rooms together, out of view in most of the photographs, is a large floating soffit that serves as the lighting element for the space.

The kitchen features its original cabinetry and large white tile countertops. The original sink is still in place, outlined with a classic chrome band. The appliances have been updated, but the original wall-mounted over housing is still in place, along with the classic wall-mounted range fan. If outfitted with retro appliances, and the perfect mid-century-inspired floors, this kitchen would be that perfect mid-mod showcase.

The master  bathroom feature original cabinetry, counters and yellow American-standard sinks – a rare color as many Krisels tended to feature white Pullmans. The hall bath is another great time capsule, with original cabinets, counters and pink American Standard sink – this is the first original pink sink I’ve seen in a Krisel- wowee! The tub and tile surround are also original 1959 pink – so neat to see this still intact and well-cared for.

The bedrooms feature original clerestories and vaulted ceilings, and like with many older homes, this one features a myriad of flooring, including ceramic tile, carpeting and laminate flooring. There’s no photos of the backyard, but Google maps show it to be fairly large, with a concrete patio at the southwest corner, plenty of grass and a tall green privacy hedge wall. We hope the new owner loves this home as much as it appears the previous owners loved it – this will definitely a fantastic atomic ranch, with lots of potential around every corner.
