Million Dollar Monday: Pacifica Palmer & Krisel Atrium Home Meets the 80’s – San Diego, CA


It’s been a while since we’ve gotten to feature a million dollar Palmer & Krisel listing on The Krisel Connection. New on the market is this 1980’s renovated Palmer & Krisel-designed home in San Diego’s Pacifica neighborhood. Built in 1961 by the Drogin Construction Company, this mid mod home features four bedrooms and two bathrooms in 2,360 square feet with original atrium, sits on a 6,300 square-foot view lot and carries an asking price of $1,279,000.

The exterior of this north-facing home maintains much of its original integrity, situated on an elevated view lot. The side entry, two-car garage still preserves its original sunflap overhang, while the façade of the home retains original windows and clerestories. The shallow front yard is mostly occupied by the driveway, with a steep planting slope along the northern side of the garage.

A pair of vintage double doors leads into the mirror-lined entry hall, which terminates at the interior atrium. Mature tropical plants fill the atrium, which is accessed via a sliding glass door off the living room. The front facing living room features its original parallel stacked block modernist fireplace, along with unpainted open beamed vaulted ceiling. The dining room sits corralled at the rear of the home open the living room, with a built in media center that matches the adjacent kitchen cabinets.

The kitchen is pretty much straight out of the 1980s, definitely not low-end at the time of installation but now reads somewhat tired, with flowered wall paper, light ash cabinetry, matching sub-zero fridge and built-in bread box (remember those!?!). There’s a central island with grey laminate counters, retro pedant lights and a built in kitchen desk sited on the atrium back wall. Clerestory windows on opposite walls allow for plenty of light to flow into the space, giving the kitchen a light, open appearance.

The four bedrooms all sit along the north side of the home, with the master bedroom at the rear of the home. The master features a sliding glass door accessing the backyard, which in turn offers Mission Bay views. The master bath features its original double-sink floating vanity, along with sunken roman tub. Two of the secondary bedrooms overlook the side yard area, while the third faces the front of the property.

The garage has been converted to living space, but there’s no photos explaining what occurs within that space. There also aren’t any photos provided of the backyard, which is essentially a large patio as the south-facing yard slopes downhill to offer bay views. The lot extends past the drop off, but is currently unused and filled with native landscape. From what can be seen through the windows of the interior photographs, there’s a wall of vintage decorative screen block lining the patio, give the backyard a strong mid mod vibe.

This home offers a great floorplan with fantastic views that make the price tag alone well worth it. Coupled with the fairly unique atrium and the opportunity to revitalize and personalize the interior, this home is an excellent opportunity for those looking to put their stamp on a high-end project.

Million Dollar Monday: Vintage Pacifica Palmer & Krisel For Sale – San Diego, CA


Perched on San Aquario Drive in San Diego, CA is this 1962 Palmer & Krisel-designed home in Pacifica built by the Drogin Construction Company. With three bedrooms and two bathrooms in 1,656 original square feet, this home sits on a large 12,100 square-foot lot with sweeping views of Mission Bay and carries an asking price of $1,149,999.

The exterior of the home is in need of a little sprucing up, but contains some fantastic specimen Spanish Bayonet specimens along the curb line of the property. The rest of the yard is a blank slate waiting for a makeover that compliments the architecture of the home. The side-entry garage still contains its original clerestory windows, and the façade of the home contains all its original lines, with the exception of the vinyl replacement windows.

Well-worn with time, it’s fairly rare to see these finishes intact in this neighborhood, as the current million-dollar price tags tend to demand newer and shinier updates. Original vaulted open beamed wood ceilings line the room, and connect the rear-facing dining room with the living. The kitchen is nice and vintage, with original cabinetry and rare surviving original cabinet room divider. The tile countertops are original, as is the hanging globe light above the sink, while the appliances have all been updated. The family room sits adjacent and open to the kitchen, and is well-lit thanks to southwest facing clerestories and sliding glass door.

All three bedrooms are located on the north side of the home, and lie in their original configurations, with the master bedroom at the rear of the home. The bathrooms feature their original floating vanities, tub and shower surrounds.  The backyard is essentially in the same condition as the front yard, ready for a thoughtful makeover that compliments the home.

This home offers a great opportunity to polish a diamond in the rough, and with a few small tweaks this property could be a mid-mod stunner.

Situated in San Diego’s Pacifica neighborhood is todays Million Dollar Monday featured Palmer & Krisel-designed home. Built in 1961 by the Drogin Construction Company, this home features four bedrooms and two bathrooms in 1,920 square feet, features an original interior atrium and provides distant backyard views of Mission Bay while sited on a 8,900 square foot lot and carries an asking price of $1,075,000.

The home sits high above San Joaquin Drive, with a wooden privacy fence across the front of the yard. With shaker cabinetry, the kitchen retains a more traditional ranch house appearance. Marble counters and modern glass tile backsplashes complete the room. No telling where the fridge disappeared to, but the remaining appliances are stainless steel. The center island is on wheels, an interesting touch offering flexibility to the kitchen and dining areas.

The master bedroom sits at the rear of the home, overlooking the backyard through a large sliding glass door which steps out onto a trellised patio. The master bath has been updated with cabinetry which matches the kitchen, marble accents and a skylight. The guest bath features a busy combination of materials, including mosaic tiles, pebble tiles, shaker cabinetry, and stone tiles. The remaining three bedrooms lie along the north side of the home, but are unpictured for some reason.

Situated at the end of a cul-de-sac, this home includes five bedrooms and three bathrooms in 2,264 square feet, sits on a 8,200 square-foot lot with an above-ground hot tub, and carries an asking price of $1,197,000.

The home sits elevated at the end of San Joaquin Drive, with a well-worn privacy fence and minimal plantings.
