Modest Vintage Parkwood Covina Palmer & Krisel Home For Sale – West Covina, CA


Built in 1953 is this early small & efficient Palmer & Krisel-designed home in Parkwood Covina in West Covina, CA. Last hitting the market in 1965, this three bedroom one bathroom home encompasses 1,012 square feet, includes a detached two-car garage and sits on a 6,900 square-foot  and carries an asking price of $410,000.

The front of the home remains fairly untouched and unmaintained, a perfect blank slat with some great vintage elements. The home sits lengthwise on the lot, with its gabled clerestoried end facing the street, and the front door on the side of the home. A stone covered chimney sits adjacent to the front door, and forms a small partial courtyard wall between the home and the detached garage. A vintage board and batten fence makes up the other half of the courtyard wall, while a pristine decorative screen block wall sits along the east side of the garage.

The living and dining rooms sit at the front of the house, with open beamed ceilings still in place. These early Palmer & Krisel homes didn’t provide much in the form of insulation, and no central air is found within the walls. A stone-clad fireplace sits along the east wall of the living room, and a vintage rattan globe light hangs over the dining room.

The kitchen sits open and adjacent to the dining room, and features rare original unpainted cabinetry, tile counters, and a stunning collection of vintage appliances. The appliances appear to most likely have been updated when the house last sold in 1965, but are still pretty cool in their own right.

The three bedrooms are diminutive in size and sit at the rear of the home, while the adjacent hallway includes original built-in linen cabinets. The singular bathroom appears to be original, with vintage vanity and sink visible.

The backyard is much like the front, featuring great vintage stonework, patio and planters, with a lone elm tree near the patio. The remainder of the backyard is a blank slate, ripe for a clean, simple modernist water conserving makeover.

There’s lots of great vintage features in this home, and it would make a perfect time capsule home for those looking to preserve an early Palmer & Krisel.

Parkwood Covina Expanded Palmer & Krisel Home For Sale – West Covina, CA


The Parkwood Covina subdivision in West Covina, CA is a great example of early Palmer & Krisel tract homes. Built in 1953, this expanded home features four bedrooms and two-and-a-half bathrooms in 1,813 square feet, sits on a 7,000 square-foot lot with a detached rear-yard garage and carries an asking price of $548,000.

The home recently sold for $331,000 and has recently been the recipient of a flip. The exterior boasts new paint, and a new water conserving landscape with randomly placed plants has been installed. A small addition has long been placed on the front of the home, and houses the kitchen.

Entering the home, the living and dining room sit at the rear southwest corner of the home, and the demising walls between the kitchen and dining room have been removed. While popular, the removal of the demising walls removes privacy and division in smaller homes, and can actually make a space appear smaller.

The kitchen has been renovated with new white shaker-style cabinets, a white dishwasher, stainless steel stove and no fridge exposing an unfinished counter edge. West-facing clerestories have sun-shielding louvers placed over them, along light to flow in while eliminating direct sunlight. Laminate floors, and beige paint with white trim round out the room. To the flipper’s credit, at least there’s a brown accent wall for one portion of the room.

The home was originally built as a three bedroom, and features a large master bedroom with fireplace addition at the rear of the home. This addition appears to have been placed on the home in the late 1960s, and features a great yellow bottle-glass window and stone-covered fireplace. The original master bedroom sits at the front corner of the home, and features east-facing clerestory windows, while the original secondary bedrooms sit at the back of the home. All bathrooms in the home have been updated with newer materials, including vanities that match the kitchen cabinets and counters, and white subway tile.

The backyard is mainly occupied by the large master bedroom addition and the rear garage, and contains a small patio space and turf area. The backyard also contains a second, enclosed area that features more naturalistic landscape separated from the main yard by a chain-link fence.

This is the second flip in a row featured on the Krisel Connection, and this one seems to fare slightly better than yesterday’sCabrillo Village flip in San Diego. Expanded Parkwood Covina Palmer & Krisel For Sale – West Covina, CA



Built in 1953 by the Devon Construction Company is this midcentury Palmer & Krisel-designed home in the Parkwood Covina neighborhood in West Covina, CA. With three bedrooms and two bathrooms in 2,338 expanded square feet and a two-car garage on a 7,000 square-foot lot with an asking price of $498,000.

There are not many pictures of this early Palmer & Krisel tract home, just one of the front, one of the back and two inside. The exterior of this south-facing home features a lush, green lawn and a large mature shade tree occupying the center of the yard. The exterior of the home has been modified with stone accents, the original clerestory windows appear to still be intact, and mature green shrubs line the entryway into the home.

There are only two photos inside, one of the kitchen and one of the entry. That’s it. We can tell that the kitchen has been updated with granite countertops, raised panel cabinetry, and mosaic tile backsplashes. Other than that, we know the home has been expanded towards the rear of the property, and the former detached garage has been attached to the home.

The backyard is mainly occupied by the addition, but includes a small trellised patio and a small grassy area. The price certainly seems decent for the neighborhood, hopefully the lack of pictures doesn’t mean that there are lots of surprises in this property.

Small & Efficient Parkwood Covina Palmer & Krisel-Designed Home For Sale – West Covina, CA


Built in 1953 by the Devon Construction Company is this early midcentury Palmer & Krisel-designed home in West Covina, California. This small property packs four bedrooms and two bathrooms in 1,012 square feet and includes a detached two-car garage and an in-ground pool on a 7,000 square-foot lot with an asking price of $429,900.

Parkwood Covina is an interesting look back at Palmer Krisel’s early work, sharing design similarities with nearby Bartley Grove Estates in Whittier. The window placement and shapes are one of the most noticeable differences between these and later Palmer & Krisel homes, with Parkwood Covina and Barley Grove featuring more smaller, squared windows that are placed in the center of rooms and walls as opposed to the clustering or floor-to-ceiling styles seen in later homes.

This property is laid out length-wise on its lot, with the bedrooms at the front of the home and living and dining at the rear. The exterior of the property features a large shade tree, gassy lawn and generous driveway. The front door sits off the street toward the middle side of the home, and enters into the living room area. The living room is anchored by a full-wall stone veneered fireplace and features its original open-beamed ceilings adding height and volume to the space.

Like any 1,000 square-foot home this property shows a bit cluttered as the current owners appear to have outgrown the property. The two car garage has been converted to a man-cave, and the galley-kitchen leaves little room for storage. The kitchen features updated yet well-worn raised-panel cabinetry and black appliances, and could probably use another update and reconfiguration with space-saving cabinetry.

The four bedrooms are all diminutive in size, and the bedrooms at the front of the home feature their original north-facing glass clerestories which help let additional light into the rooms. Both bathrooms have been updated with traditional fixtures and finishes that are functional but not in keeping with the midcentury modernist roots of the home.

The pool occupies most of the backyard, along with a storage shed. An enclosed porch has been tacked onto the back of the home which appears to have been annexed as usable living space that may suffer from lack of building permits.

Overall this is an efficient little home that with a few small tweaks could be a great modernist showplace.
