Corbin Palms Palmer & Krisel Home on Corbin Avenue For Sale – Woodland Hills, CA

Built in 1954 by the Alexander Construction Company is this four bedroom, two bathroom 1,392 square-foot Palmer & Krisel-designed home in iconic Corbin Palms in Woodland Hills, CA. Situated on a 7,500 square-foot lot with a detached two-car rear yard garage, the asking price on this home is $619,900.

Front of home
The home fronts wide, four lane Corbin Avenue and sits adjacent to the neighboring Disabled Veterans Banquet and Picnic Grounds. As the driveway and garage are located in the backyard, the front yard consists of a wide swath of grass with mature landscape. Stone veneer accents surround the front door, and a walled front patio sits to the south of the entryway.

Entry

Originally built as a four bedroom home, the original fourth bedroom which would have sat sandwiched between the entryway and kitchen has now been converted to a sitting area. The living and dining rooms sit at the rear of the home, and the three remaining bedrooms are clustered along the north side of the home.

The original modernist fireplace anchoring the living room has been de-modernized, with a flush façade and tile surround around the opening, replacing what would have been brick. Floor to ceiling sliding glass doors surround the fireplace. The dining area sits towards one corner of the living room, and opens towards the kitchen.

Kitchen

The kitchen has long been updated with mid-1990s cabinetry, countertops and white appliances (except for the microwave). The north-facing clerestories which would have sat above the upper cabinetry have been mostly removed and replaced with fan light windows. The laundry room sits open and adjacent to the kitchen, along with a small breakfast nook.

The master bedroom and bathroom sit at the front of the home, while the secondary bedrooms sit at the rear of the home. All three bedrooms have seen their original open beamed vaulted ceilings covered with drywall, and both bathrooms have been updated over the years with newer fixtures, vanities and finishes.

Backyard

Back of home

The backyard is meticulously maintained, with a lush, rolling green lawn, mature trees and bordering flower beds. A concrete patio sits between the detached garage and living & dining rooms, allowing for outdoor living. The original rear yard garage does occupy some of the usable space within the backyard, but the backyard is amply sized and provides a usable private space.

This home would be a great project for either a renovation or restoration. There isn’t much original left, but the makings of a fantastic showplace are already in place.

1962 Bay Park Palmer & Krisel is Back, Flipped & Ready to Go – San Diego, CA

Last featured on the blog in early January as a fixer in need of TLC is this 1962 Palmer & Krisel-designed home in the Bay Park neighborhood of San Diego, CA. Now flipped and ready to go, this four bedroom, two bathroom 1,656 square-foot cul-de-sac home carries an asking price of $869,900.

Home pre-flip

Garage & front of home

The exterior of the home has been freshened up with new landscape, a new grey and white paint scheme, and fresh modern horizontal wood siding on the garage (although we wish the missing garage sunflap would have been restored). Unfortunately the chimney has been ‘normalized’, with the original block being tiled over and the once distinct cylindrical upper flue now boxed in and hidden from view until the next restoration (see the original posting for an image). Sadly the distinct open soffit and fascia board have been removed, as has the distinct double support post. This now visually slices the northern facade in two, making the home appear more choppy than sprawling and wide.

Entry

Living room

Living room

A red front door with opaque glass welcomes visitors to the home, and leads into the large open living and dining rooms. The living room is anchored by a signature modernist Krisel fireplace, which has received an updated with the addition of a parallel row of floor tiles running up its sides. New wood flooring has been added, and the unpainted wooden ceiling has been painted white – an interesting choice, considering it would have been easier to put in white flooring and leave the original ceilings alone.

Kitchen

The dining room sits at the back of the home, and has been opened up to the kitchen. The former 1980s cabinets have been removed and replaced with white shaker-style cabinetry, white composite counters, and mosaic tile backsplashes.

Master bath

Master bath

The master bedroom sits at the rear of the home, and overlooks the backyard through a pair of mullioned French doors. The master bath has been updated with grey floor tiles on the shower surround, mosaic tile accents, and new fixtures. More shaker-style cabinetry make up the vanity, and marble counters provide a home for vessel sinks. Oddly, no photos were provided of the secondary bedrooms or guest bath. Considering this is a flip, one would expect the new listing to be slightly more thorough.

Backyard deck

Backyard

The backyard has seen the thoughtful addition of a new deck and new sod. Distant city views are provided across a small hillside, and leafy neighboring trees provide privacy and greenery.

Flips are interesting creatures; some are good, some are bad; some look great on the surface, others do not; sometimes they solve problems while other times they create more. This home appears to need a new owner who understands midcentury modern, and won’t mind putting this property back together. At least the new owner will be able to enjoy the views while doing so.
